We want you to know that residential service contracts (also known as home warranty plans) do not cover ALL aspects of home repairs or replacements, especially in the event of a major system replacement such as a water heater, condenser, furnace or evaporator coil.
Importantly, the 2010 EPA requirement for HVAC manufacturers to convert from R-22 to 410a refrigerant equipment requires a significant amount of modifications and upgrades to be performed to existing HVAC systems in order to maintain code requirements, manufacturer specifications, system efficiency and long term equipment lifespan. These upgrades are typically not covered by home warranty plans. Every home is different, so it is difficult to specify how this will affect your home's HVAC system without a technician's review. But, for major HVAC system repairs or replacements authorized by your home warranty, you should expect to pay the non covered portion of the replacement cost, which could be several hundred or several thousand dollars.
